Luxury Resort Homes is owned and managed by Welsh & Welsh, Inc. Don Welsh, President, has held a real estate brokers license for over 30 years and managed an exclusive buyer brokerage for 18 years. Don is also President of the National Home Buyers Association. NHBA, a nonprofit corporation, is the only national association.
For 30 years Don has invested in resort properties and utilized the 1031 tax exchange laws to realize capital gains to avoid paying taxes on the gains. During those years he was gaining appreciation on the properties while writing off tax losses.
Don’s extensive background in the construction industry as a brick layer, finish carpenter,
tile setter, vocational woodworking instructor, and home builder have provided him an in depth knowledge to use when assessing home quality. As Director of Facilities for the Metropolitan Community Colleges of Kansas City, Missouri Dr. Welsh provided the leadership for the construction of facilities on three campuses and in this role he dealt with a variety of million dollar contracts.
While training and managing several exclusive buyer agents Don specialized in advising buyers on new home construction. He took on the big developers and real estate brokers ensuring his clients that the builders would deliver what they promised. Over the years of offering true buyer agent services he and his agents saved buyers millions of dollars.
Dr. Welsh knows the value of education and that is why he is so passionate about educating and assisting resort home buyers. He is always eager to take phone calls and advise buyers on the benefits of using an exclusive buyer agent, how to shop for mortgages and how to gain wealth through buying and renting resort property. Don is the author of Question the Illusions- A Home Buyer’s Guide to Understanding Real Estate. If a home buyer works with one of the traditional agents that lists homes for sale and attempts to also be a buyer agent they will experience many illusions as the agent focuses on sales techniques to quickly write a contract rather than advising the buyer.
